Why it exists
Compliance is recurring, and spreadsheets forget
A gas certificate expires every year, an EICR every five and an EPC every ten. Each one belongs to a different property, was arranged by a different person, and is filed in a different place.
Most small letting teams run this on a spreadsheet and a shared inbox. It works for a while, and then the tab is out of date, the certificate is in someone's email, and the first sign of a problem is a tenant asking a question you can't answer.
Things rarely go wrong because nobody cared. They go wrong because the date lived somewhere nobody looked, the reminder went to somebody who left, and the evidence that the job was done sits in a folder no one can find under pressure.
Verixad exists to make that boring instead of stressful, by keeping every property, its documents, its dates and the work around them attached to each other in one place.

How Verixad treats your records
A compliance record is only useful if you can trust what it says. These are the things Verixad commits to, in the terms they actually affect you.

It tells you what is on file, not whether you are compliant
Verixad shows you what you hold, what each document says and when it runs out. It does not certify a property as compliant, lawful or approved, and it never files or arranges anything on your behalf. That is what makes the record worth showing to a landlord, an insurer or an enforcement officer.

Dates are read for you, and you confirm them
Upload a certificate and the key dates are pulled out and put in front of you with a note of how confident the reading was. Nothing becomes your record until a person says so, and the original file stays attached either way.

It fits alongside what you already run
Rent and arrears are tracked so you always know where you stand, while your existing systems carry on collecting the money. Verixad is the record of the property, not a replacement for the rest of your setup.

You decide who sees your records
Each agency's workspace is kept separate from every other. You invite your own team and choose what each person can see and change. If you ever want us to look at something with you, you grant that access from your settings, for a limited time, and it stays listed for you to see.

A wrong click can be undone for 60 days
Removed records stay recoverable for 60 days with a note of who removed them, so a wrong click on a Friday afternoon is something you undo yourself.
